The EIR for the Trident Center (11355 Olympic Blvd) expansion and renovation is posted on the Planning Dept. website.

The proposal is for Zone Change to allow a bigger building with an additional 130,000 sf of offices, shops and restaurants. The front setback would be shortened from its current distance 30 ft., and a new 3-story building expansion would be built where the existing grassy area and courtyard are.

No housing or affordable units are proposed.

The PLUM Committee will review this project at its Wed., Jan. 10 meeting (7:00 pm, Felicia Mahood Center).

Public comments are due Feb. 5, so the NC must consider this in January.

Project Description: The Project involves the redesign of the existing 10-story office towers, including a 115,000 square-foot horizontal expansion to connect the two towers on levels 5, 7, and 9 and a 2-story podium element that would connect the two towers on floors 2 through 3; the addition of ground floor dining uses; updated outdoor and recreational amenities, including roof gardens and an outdoor recreation deck; and pedestrian improvements along Olympic Boulevard. The Project Site is 3.58 acres in size and is bounded by Purdue Avenue, Mississippi Avenue, Corinth Avenue, and W. Olympic Boulevard. The existing buildings on the site consist of two-10 story office towers connected by a parking structure that includes 3 levels of above-grade and 2 levels of subterranean parking. Development of the Project would increase the buildings' total square footage, adding 115,000 gross square feet of office and 5,000 gross square feet of restaurant use to the existing 330,758 square feet of office and 11,320 square feet of retail. The height of the existing office towers will remain. Upon completion, the Project would result in a total maximum floor area ratio (FAR) of 3:1.

Permits and Approvals: The Project Applicant is requesting: (1) A General Plan Amendment to Footnote 1 on the West Los Angeles Community Plan Land Use Map to indicate that Height District 2 is applicable to the site; (2) A Zone Change and Height District Change from Height District 1 to Height District 2; (3) Amendment of the existing [Q] Conditions, including nos. 1,4, and 9; No. 1: "The total floor area of the all buildings constructed on the total ownership shall not exceed 359,0010 square feet, as such total floor area is determined in Section 12.21.1 of the Los Angeles Municipal Code." No. 4: "All buildings shall observe a minimum setback of 30 feet from Olympic Boulevard." No. 9: A minimum of 1,381 off-street parking spaces shall be provided; however, the parking provided shall not be less than one space for each 260 square feet of combined gross floor area of all buildings on the total ownership, as such total floor area is determined in Section 12.21 of the Los Angeles Municipal Code;" 4. A Conditional Use Permit for Major Development Project for a nonresidential addition of more than 100,000 square feet; No. 5 Development Agreement; No. 6 Site Plan Review; No. 7 Vesting Tentative Tract Map; and Other actions from local, regional, and State agencies that may be required to implement the Project.

Anticipated Significant Environmental Effects: Based on the analysis included in the Draft EIR, the Project would not result in any significant and unavoidable impacts. All potential impacts would be less than significant or mitigated to less-than-significant levels.
